What Is a Foreign National Loan?

A foreign national loan is a U.S. mortgage for borrowers who live, earn, or bank outside the United States and typically have no U.S. credit history. Sky qualifies foreign nationals on the property's rental income (DSCR) or with alternative documentation such as foreign bank statements or a CPA letter.

01Identity & status

A valid passport and applicable visa documentation establish identity and eligibility.

02Qualifying

Investment properties can qualify using rental income through DSCR, while Full Doc and Alt Doc options — including bank statements — provide additional ways to qualify.

03Assets

Verify funds needed for the down payment, closing costs and applicable reserves.

04Credit

U.S. credit history isn't required. Borrowers may qualify using U.S. or foreign credit, with alternative credit options available.

Investment property qualified by DSCR, or a second home qualified with alt-doc income (foreign statements, CPA letter, or employer VOE)
Funds to close and reserves verified in a U.S. or foreign account (foreign statements translated and converted)
U.S. credit not required — foreign credit report, reference letters, or none at all on DSCR files
Loan amounts to $3M; maximum LTV per the matrix (75% typical)
